• Development or Ground-up construction

HOLD PERIOD:

1.5 – 3 years with optional extensions

SPONSOR CO-INVEST:

Minimum 10% of JV equity

TARGET INVESTOR RETURNS:

IRR – Mid/High teens

SPONSOR EXPERIENCE:

Sponsors with greater than $20 million in acquisitions experience. (However, Sponsors are evaluated on a case-by-case basis.)

TIMING:

45 – 60 days

STRUCTURE:

Single consolidate entity: one K-1, one distribution, one report
